What should I know before my son/daughter chooses a new apartment home?

A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.

What is included in the rent?

Pest control and 24-hour maintenance are included in the rent. The electricity is the responsibility of the resident. They must contact the City of Tallahassee prior to moving in to put the electric in his/her own name. They will pay the City of Tallahassee every month for the electric portion of the utility bill.

Are cable and Internet included?

No, we do not provide cable and internet. That is the responsibility of the resident to provide their own cable and internet.

Do the apartments come with a washer & dryer?

No, the apartments do not come with a washer and dryer, but we do have an onsite laundry facility.

What is your pet policy?

We are pet friendly with no breed restrictions up to 80 lbs. The pet fee is $350 per pet, and pet rent is $45/monthly per pet.

What deposits are required?

We accept all verifiable and valid sources of income and welcome all to apply. Our screening is done by a 3rd party screening company in compliance with Fair Housing Standards. Deposits are based on outcome of screening process.

Deposits will be refunded after final inspections are complete with no damages to the apartment.

Is renters insurance required?

No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered with personal renters insurance. TCC does not promote any specific insurance coverage company to use.

What type of apartments are available?

Campus Walk Apartments offers 1 and 3 bedroom floor plans.

How close is the community to the FSU campus?

We are across the street from FSU’s campus. It is only a five-minute walk!

When is rent due?

Rent is due on the 1st of each month, Online rental payments through our Resident Portal can be automatically set up once the resident has moved in.

What forms of payment do you accept?

We accept personal checks, money orders, cashier’s checks, or online payments. We do not accept cash. However, your first month’s rent can only be in the form of a money order or cashier’s check.

When is move-in day?

Please call our office for move in and move out dates.

Do you allow short-term leases?

Typically, we offer 12-month lease agreements. Short-term leases are available, and limited, with a lease premium depending on the length of the lease term.

Do you allow subletting?

Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork, including an application and $35 application fee, and $300 sublease fee.

Do you allow coed apartments?

We allow coed apartments. Additional roommates require a $25/month roommate fee.

Do you allow non-students?

Yes, residents do not have to be a student to live here. They just have to pass the background check and qualifications.

Do I have to pay for parking?

No. Parking is free and is on a first come, first served basis.
