A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.
Pest control and 24-hour maintenance are included in the rent. The electricity is the responsibility of the resident. They must contact the City of Tallahassee prior to moving in to put the electric in his/her own name. They will pay the City of Tallahassee every month for the electric portion of the utility bill.
No, we do not provide cable and internet. That is the responsibility of the resident to provide their own cable and internet.
No, the apartments do not come with a washer and dryer, but we do have an onsite laundry facility.
We are pet friendly with no breed restrictions up to 80 lbs. The pet fee will range from $250-$350, and pet rent will range from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.
Our deposit amount depends on how the application comes back, whether it’s approved or approved with conditions. For our one bedroom, if approved, the security deposit is $250. If it is approved with conditions, the conditions could be you must pay one month’s rent or double one month’s rent as a deposit.
For the three bedrooms, if you are approved, the security deposit is $450. If it is approved with conditions, the conditions could be you must pay one month’s rent or double one month’s rent. Deposits will be refunded after final inspections are completed with no damages to the apartment.
This deposit could be waived with an approved guarantor. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3 times the rental amount monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered with personal renters insurance. TCC does not promote any specific insurance coverage company to use.

We accept personal checks, money orders, cashier’s checks, or online payments. We do not accept cash. However, your first month’s rent can only be in the form of a money order or cashier’s check.

Typically, we offer 12-month lease agreements. Short-term leases are available, and limited, with a lease premium depending on the length of the lease term. The minimum we will do is a three-month lease.
Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork, including an application and $35 application fee, and $300 sublease fee.
